spring marketAccording to Punxsutawney Phil there are still six weeks of winter that lay ahead; but that doesn’t mean it’s too early to start preparing your home for the spring market. If you are a home owner and have thought about selling your house, now is the time to get ready. Spring is the busiest time of the year for real estate sales and giving you a few months to prepare will make the process much smoother.

Here are a few helpful tips to ensure that your home is ready for the spring market:

  • Start packing and getting organized now. It all needs to get done eventually so why not get a head start on some of the items that you don’t use on a daily basis such as seasonal items and things that have been packed away in the basement and attic?
  • De-clutter your home. A potential buyer wants to be able to envision herself living in your home, and that image tends to be clearer when there aren’t a lot of personal belongings lying around. Clear out anything that collects a lot of dust, children’s toys, artwork, and papers that are just lying around.
  • Make minor improvements. There is no need to make a large investment but making minor repairs helps to keep things looking neat and fresh for the potential buyer.
  • Do your homework and research realtors. Choosing the right realtor can make or break the sale of your home as well as create a smoother, less stressful transaction. Speak to friends and family to see if they have any recommendations and don’t be afraid to ask the relator questions about the experience.
  • Stay up to date on the current real estate market. You will have to make the decision to either buy a new home before you put your current home on the market, or sell the home you currently live in before you purchase a new home. Working with the right realtor will help you choose a path that fits your needs.
  • Work with your realtor to reach a realistic selling price. Pricing your home too high will drive potential buyers away especially given the fact that the spring market is the most competitive time of year.
  • Work on your home’s curb appeal. Most potential buyers won’t give the inside of your home a chance if the outside isn’t up to their standards. Put all of the children’s toys away, trim the trees, put away seasonal items, clean windows, lay down fresh mulch, or hire a landscaping company if necessary.
